How can I add Subtitle option on DVD?

I have downloased a film with subtitle in AVI, sbt format. I use DVDSanta to convert to DVD format but done know how to add subtitles to the DVD?

I also have NTI DVD maker and Nero 6.6 but I cant see options anywhere
